Many investors bike leases to renew/end in the spring and early on summer to grab peak need...not particular to a unmarried month.  Stuff will come up upward later anyway that may get you off the perfect calendar month.

@Zac Boelkow My concluding 3 vacancies were all in mid to late winter. I didn't accept a problem getting them rented. There's a lot of variables at play, only if yous have a solid style of attracting and placing quality tenants I don't think the fourth dimension of yr volition hurt y'all.

If you are looking to rent apartments that are in an area with need in that location is no bad calendar month to list a vacancy for rent in my experience.

Single family rentals in a good school district though you probably want to end your charter at stop of May or June. Families tend to move during the summertime break.

Hi Zac, some of this depends on the location of the rental (if the rental is, for case, a Florida rental which will be bachelor in the winter, I don't remember y'all'll have too much of an result getting the place rented out). @Zac Boelkow Aye, there are some variations in elevation months for some markets, specially in the colder parts of the country.

Yet, what we practice is transport a reminder to our tenants ii months before their leases are over, and ask if they want to sign some other charter.

If they say no, we put the list online and start to tour the unit, of course telling your tenants you volition offset to show the unit.

The best thing is to be proactive equally opposed to trying to predict the peak periods .

Winter months tend to be tougher. People don't desire to move in climate sensitive regions. So for places like where i am, dead periods usually are from Oct-March, Apr. Yous would desire a lease locked in to extend through these periods so you accept expiration in bound and summer time. Also, getting a lease signed earlier this time is ideal also(August, September). Depends on the market but most take the strongest season during tardily-spring through summer. I know some belongings managers that have all their leases starting time/end in the summer months. Sounds like a ridiculous way to sock yourself in for a very busy summertime that's impossible to escape. My leases stop throughout the twelvemonth though 90%+ are ending in Spring/Summer to avoid the tiresome months of Nov - Jan.
